Do you have an emergency line for tenant or building emergencies?
Yes, if you're a tenant with us, you're free to call 24 hours a day, 7 days a week, 365 days a year for any type of maintenance emergency.

Do you run background checks on tenants?
Yes, we run both credit and background checks on our tenants. We check criminal history, credit history, and past evictions.

What is your pet policy?
You'll need to disclose any pets that will reside in your property on your application. A maximum of 3 pets are allowed on your property and the following breeds are not permitted on any premises:

In addition, we retain the right to restrict other breeds or specific animals at our sole discretion. Pets are subject to a half month's rent pet deposit. This deposit is refundable so long as there is no pet damage to the property at the time of move-out.

Do you accept Section 8 (HUD) vouchers?
Yes, we accept Section 8 (HUD) vouchers on most of our properties.

Who changes the HVAC filters in the home?
Per the lease, you will need to change HVAC filters quarterly at your own cost.

Who takes care of pest control?
You can trust that we treat all rental homes for pests prior to move-in and inspect them for termites annually. It's your responsibility to rid the property of pests during your occupancy. To pests from entering your home, we recommend you maintain clean housekeeping habits and not leave doors or windows open for long periods of time.

What changes can I make to the home?
We permit the following property enhancements, unless your lease states or specifies otherwise:
  • Planting of small plants or flowers in existing beds
  • Changing curtains or other fabric window treatments, providing original treatments are re-installed prior to move-out without any damage
  • Hanging of a reasonable number of pictures on walls with small nails provided holes are filled and repainted prior to move-out.
Any other modifications to the interior or exterior of the property, including painting and significant landscaping, must be submitted in writing through the leasing office.
